Overview / About mould surveys

What mould surveys involves

Mould needs very little to grow: a surface that stays damp for a day or two and a bit of dust to feed on. A mould survey starts with the growth you can see, maps how far it reaches, and then works backwards to the moisture keeping it alive. That source might be condensation, a slow plumbing leak, rain soaking through a gable or bridged cavity insulation, and each one leads to different work.

It is aimed at families who keep scrubbing the same bedroom corner, landlords answering a tenant's complaint who need written evidence of the cause, and owners who suspect a hidden leak behind fitted units. Book the mould survey at its set price and the specialist will inspect the affected rooms, take readings and set out what is feeding the growth.

Process / How it works

How mould surveys works with us

  1. Growth mapped

The specialist walks each affected room and notes the location, size and type of visible mould, including hidden spots behind furniture.

  2. Moisture logged

Wall and ceiling surfaces near the growth are tested with meters, and room humidity is recorded alongside surface temperatures.

  3. Source traced

Plumbing, gutters, render, cavity walls and ventilation are inspected to work out whether condensation or water ingress is feeding the mould.

  4. Advice written

You receive photographs, readings and the specialist's recommended steps for removing the cause and treating affected areas.

Detail / What's involved

Looking beyond the stain

Extent before cause

The specialist records where growth sits and how much there is, including behind furniture and inside cupboards, so the findings show the full picture rather than one patch.

Telling leaks from condensation

Moisture meter readings taken through the depth of the wall help separate surface dampness from water arriving through the structure, which stops money going on the wrong fix.

Written record for rented homes

Landlords and tenants receive the same clear account of where the mould is, what seems to be causing it and what the specialist advises, which helps both sides agree on action.

Answers / Common questions

The short answers

Want the full picture? Browse our services

Is black mould in my home a health risk?

Mould spores can irritate breathing, particularly for children, older people and anyone with asthma. The specialist looks at the building, not at health, so if symptoms worry you, speak to your GP as well.

Will cleaning with bleach sort the problem?

Bleach removes the visible staining but does nothing about the damp surface underneath, so growth usually comes back. The survey is about finding and dealing with that moisture.

How much does a mould survey cost?

The price is fixed and shown on the booking page. You pay it when you reserve the visit, and the amount stays the same however many rooms turn out to be affected.

Should I leave the mould in place before the visit?

Ideally, yes. If you need to clean it, take dated photos first so the specialist can see the original spread and position.
