Why does water run down my windows every winter morning?
Warm, moist air from cooking, showers, breathing and drying clothes meets cold glass and outside walls, cools and turns back into water. Mild, wet Northern Ireland winters keep the air heavy with moisture, so the problem builds when heating goes off overnight and rooms stay shut. Light misting is common. Streaming panes, wet sills and soaked curtains suggest the house is holding more moisture than it can get rid of.
Will black mould come back after I bleach it?
Often it does. Bleach kills the surface growth, but spores settle again wherever a cold surface stays damp, such as behind wardrobes, in ceiling corners and along window reveals. Until the reason that surface keeps getting wet is found, whether poor airflow, a cold bridge or missing insulation, cleaning only buys time.
What happens during a condensation survey?
The specialist looks at how moisture is produced in the home and how it escapes. That can mean measuring humidity and surface temperatures, checking extractor fans, trickle vents and insulation, and ruling out leaks or rising damp that can look similar. The findings are written up with the likely cause and the changes advised, which may be as simple as better ventilation.
Should I book a condensation survey or a mould survey?
If the main issue is wet glass, damp patches and a stuffy feel, a condensation survey fits. If growth has spread across ceilings, furniture or several rooms, a mould survey looks at how far it reaches as well as what is feeding it. Pick the one closest to what you are seeing and add details in the booking notes.
Who actually comes to the house?
A specialist surveying firm visits, takes the readings and prepares the report. If ventilation upgrades or mould treatment follow, the specialist firm does that work as well, agreed directly with you. Condensation Surveys NI handles the booking side only, so nobody from this website carries out the inspection.
What will the survey cost me?
Each survey is booked at a set price that you see before confirming, with condensation surveys and mould surveys priced separately. Any follow-up work, such as fitting fans or treating affected areas, sits outside the booking. The specialist firm sets out the cost of anything it recommends once it has explained its findings.
My tenant says the rented house is damp. Can a survey help?
Yes. A survey separates condensation from a leak or structural damp, which matters when deciding what will fix it and who needs to act. When booking, list the affected rooms, how long the problem has been noticed and whether the tenant can give access. Mention any photos the tenant has taken too.
How soon can a visit be arranged?
That depends on the specialist firm's diary and where in Northern Ireland the property sits. The visit date is confirmed after your booking goes through. Time on site varies with the size of the home and how many rooms show problems.
Why not just buy a dehumidifier or ask a builder?
A dehumidifier dries the air in one room but leaves the reason moisture builds up untouched, and a builder may replaster or repaint without checking the cause. A condensation specialist focuses on diagnosis, so money goes on ventilation, heating or insulation changes that suit the house rather than on guesswork.
